ʻŌlauniu at Kapālama Kai is a transformative redevelopment project of the former Dillingham Plaza with a continued commitment to creating a vibrant indigenous Hawaiian gathering space. The center will feature retail, dining, gathering areas, and office space that foster community, collaboration, and culture as a catalyst for the Kapālama Kai neighborhood and beyond. ʻŌlauniu is a catalytic project for Kapālama Kai—one that reflects our unique placekeeping approach and contributes to our vision of this area as a community of innovation.

Construction will be phased, with the full project set to open in 2027. Foodland and Hele Gas will remain open at this time, with ample parking available.

Emphasizing sustainability, the project will reuse and renovate four existing buildings across nine acres, encompassing 174,270 square feet of space, alongside new retail development along Dillingham Boulevard.

Costco Gas at ʻŌlauniu is more than a fueling station. It’s part of a larger revitalization that will make Kapālama Kai a hub of connectivity and opportunity and will integrate efficient traffic design and improved circulation.

Costco Gas has shared that it plans to design strategic and efficient entry and exit ways to ensure uninterrupted traffic flow along Dillingham Boulevard and Colburn Street in coordination with the City and County of Honolulu. Additionally, part of our work at ʻŌlauniu includes creating enhanced parking, new bike racks, and improved pedestrian circulation. These improvements will complement the combined multi-modal experience brought by HART’s transit-oriented focus.

Demolition and preparation of the property is currently underway and began in October 2025.  Together, we plan to connect with the community during the permitting process and will share more updates as the project progresses.
