ʻŌlauniu at Kapālama Kai is a transformative redevelopment project of the former Dillingham Plaza with a continued commitment to creating a vibrant indigenous Hawaiian gathering space. The center will feature retail, dining, gathering areas, and office space that foster community, collaboration, and culture as a catalyst for the Kapālama Kai neighborhood and beyond. ʻŌlauniu is a catalytic project for Kapālama Kai—one that reflects our unique placekeeping approach and contributes to our vision of this area as a community of innovation.

Construction will be phased, with the full project set to open in 2027. Foodland, Office Depot, and Hele Gas will remain open at this time, with ample parking available.

Emphasizing sustainability, the project will reuse and renovate four existing buildings across nine acres, encompassing 174,270 square feet of space, alongside new retail development along Dillingham Boulevard.

The Honolulu Fire Department, with support from Kamehameha Schools, will conduct training exercises starting next month. Perimeter fencing will be installed surrounding the former Sizzler’s, Burger King and Popeye’s locations, which are a part of ʻŌlauniu — our transformative redevelopment project. These exercises will help our first responders engage in realistic simulations and improve their emergency response capabilities. Training is tentatively scheduled for October 13 through November 21 from 8:30 a.m. and 5 p.m. daily. During this time, simulated smoke may be visible. Once HFD training is complete, construction work will begin to prepare this area for potential businesses. ʻŌlauniu will become a place for our kaiāulu to gather and enjoy retail, dining and experiences that foster community, culture and collaboration. The full project is scheduled to be completed in 2027. Leasing opportunities are available.
